How long has Ramos Builders been in business?
Ramos Builders has been proudly building homes in Southwest Florida since 1991. With over 30 years of experience, we remain a family-owned and operated company focused on quality craftsmanship, transparency, and long-term relationships. Our deep roots in Cape Coral and our commitment to doing things the right way have earned us the trust of hundreds of clients, and recognition as a two-time CCCIA Contractor of the Year.
Do you build custom homes or only your floor plans?
Nearly every home we build is either custom or semi-custom. Clients are welcome to use one of our existing floor plans as a starting point, modify them, or bring their own design. We’ll work with you to create a layout that fits your vision, lifestyle, and budget.
Do you have an inventory of lots, or will you build on my lot?
We don’t carry our own inventory of lots, but we’re happy to build on a lot you already own, or help you find one that fits your needs. If you’re still looking for land, we can assist you in locating and evaluating available homesites. Since we have a licensed Realtor in office, we can help you navigate the search and purchase process from start to finish.
If you already have a lot, we’ll ask for the property address and a survey (if available), then conduct a full site evaluation. We’ll check elevations, zoning, utility access, and take note of any red flags like protected species that could impact the build. Whether you’re starting with land in hand or need guidance finding the right one, we’ll make sure you’re set up for a successful build.
How long does it take to build a home with Ramos Builders?
Our full build timeline averages roughly 16-18 months from contract to completion. This includes approximately:
-
3 months for design and selections
-
4–6 weeks for permitting
-
12 months for construction
Weather delays or protected species on site (like burrowing owls or gopher tortoises) can sometimes extend the schedule, but we’ll keep you updated every step of the way.
What is the starting price for your homes?
Our homes start in the low $400,000s, with pricing based on the selected floor plan, lot conditions, and level of customization. One of our most efficient designs is the Modena, a 1,651 square foot home that blends functionality with high-quality materials, thoughtful finishes, and the same construction standards we apply to every home we build.
From there, pricing increases depending on square footage, design complexity, and any site-specific needs like well and septic systems, pools, or seawalls. We pride ourselves on offering generous standard features and realistic allowances so clients can make selections without surprise costs.
If you’d like a full pricing sheet or help finding the best plan for your goals, reach out to us, we’re happy to walk you through it.
What’s included in your standard pricing?
We include a high level of features in our standard pricing, such as impact windows and doors, paver driveways and patios, custom cabinetry, quartz countertops, and tile flooring throughout. We also include realistic allowances for things like appliances, lighting, and landscaping so you can make selections without surprise overages.
What’s not included in the base price?
Some site-specific items are handled separately from the base contract, such as:
-
Well and septic system (if applicable)
-
Seawall (for waterfront properties)
-
Propane tank and lines
-
Pool and spa packages
-
Lot clearing, fill, or tree removal (if needed)
We’ll provide you with detailed estimates for these based on your specific lot.
Do you offer financing?
While we don’t provide in-house financing, we work closely with lenders who specialize in construction-to-permanent loans. Our preferred partner is Lake Michigan Credit Union, and they offer a seamless experience tailored to our building process. You can begin your application at https://go.lmcu.org/ramos-collins.
Do you use city or private inspections?
We build to city code and use municipal inspections throughout the process not private inspectors. This helps ensure third-party verification of every major step.
I live out of town. How can I track the progress of my build?
We use BuilderTrend, a construction management app where you can view your schedule, see progress photos and videos, and approve any change orders, all from your phone or desktop.
